Texas Development Scores With Buxton Data
When real estate developer Gary Davis wanted to find tenants for his shopping center redevelopment project in Brownwood, Texas, he turned to Buxton.
Davis, whose firm is First Advisors, Inc., in Austin, Texas, knows that to get retailers interested in a particular site, you need to provide objective, third-party data. That’s why First Advisors hired Buxton to perform its proven TenantID® analysis. "Buxton gave us a lot of good information about the segmentation of the trade area," Davis says. "The report told us essentially what type of segments existed in the marketplace."
Buxton also provided a list of suitable retailers for the 210,000-square-foot retail re-development project, which is part of First Advisors’ 133-acre mixed-use development, known as Brownwood Market Place. Armed with that data, Davis began contacting retailers with the confidence that he was providing them with the kinds of information
they needed to sign on to the Marketplace District development.
Davis says the results of the Buxton study were not surprising. A longtime real estate investor and developer, he almost instinctively knows which types of tenants suit which types of projects. For Davis, much of the value in the Buxton study comes from its objectivity and the thoroughness of the analysis.
"The study didn’t change our ideas about what types of retailers we wanted. But it did confirm our thoughts and it added credibility for our pitch to retailers."
A recent success in the project is the recruitment of Staples as a new tenant. Davis said several other prospects look hopeful, and he continues to approach retailers armed with Buxton data.
