Not all Doom and Gloom

Even though retail sales are sluggish an article in “UrbanLand” from the Urban Land Institute reports these opportunities:

“There are a number of opportunities for low-leverage and cash buyers to re-enter the market, often with seller financing. Consider buying distressed deals and build new product only if it is presale; improve existing portfolios to help retail tenants attract customers; reposition properties by adapting existing structures to new uses until economic conditions justify a more costly redevelopment approach; look for niche markets and tenant diversification. Other strategies include media and billboard rentals, short-term retail venues, and creating flex space that over time can adapt to varying uses…finding success in leveraging historical industrial districts to create urban neighborhoods and tourist destinations with mix uses. Customers may be tightening their belts-but they are still shopping.”
